the wait wasnt very long at all and the food was very good and the prices were great! We sat outside in the very last table and just enjoyed the whole experiance

We went there from Racine wis on my bucket list for our 40th wedding anniversary. Had breakfast there 3 days in a row loved the food and the staff . Sitting outside and inside was awesome recommend it to everyone must go ....

We had breakfast here and it was delicious. Service was very friendly and the atmosphere was really great. Being from the mid west we felt like this was a little taste of California living.

We first saw the restaurant on television in Tampa when we watched the show, Leah Remini: It's All Relative. We always said we would go to the restaurant if ever in Los Angeles. We arrived and guess who came to our table for our order? Leah's sister! I loved her from television. She's tiny and beautiful. The food was delicious. We both ordered omelettes. My husband had his picture taken with Angelo and George! He also had his picture taken with Shannon. I love mother, Vicki, and would have flipped to see her. Double-flip if Leah had been there. Love the restaurant and family. Thank you!

We are from Phoenix and I ordered the huevos rancheros. It was a different taste from what I’m used to but it wasn’t a bad thing. They were delicious. My daughter had to get the George pizza. It was delicious also. We all just had an amazing time. The workers were all so nice and George even came to say hi. I will definitely be back.

We are from Naples, FL & was visiting my sister. My husband & I went there on 4/02/18 & had an awesome breakfast. You definitely need to try their pancakes. Saw Shannon & Angelo but did not want to bother them for a picture. We are a huge fan & follow their shows.

Vivian's is a celebrity favorite for a reason. Family owned and operated with a commitment to quality and the best banana pancakes ever! Make sure to ask for Shannon (aka Sunshine & Rainbows) as your waitress, she is definitely part of the Vivian's experience. ;-)

This was my second time here and I continue to have a great experience, I'm Gluten Intolerant and there's very view places that I can get really good Gluten Free pancakes and I have to say there's is amazing. Will say this is a great business

The food is amazing and always fresh. The staff forget about it. I can’t say enough nice and good things about them. They are always on top of everything no matter how crazy or busy it is, by treat you as though you are the only ones and give you the time you deserve.

Really friendly staff and delicious food! Quick walk up the street from The Garland hotel. I recommend the breakfast burrito, and my kids all loves the pancakes.

Love this little place and have for over 20 years. We moved back to the east coast some time ago but whenever we come back to Los Angeles a visit to Vivian’s is a must.

I love this place. I love the quaint back patio, A very relaxing atmosphere. The service is great and the staff are very friendly. I love the breakfasts. Big variety of other great meals too. And even better, it is within walking distance of my house.

I enjoyed my experience and food at Vivian's. The service was great, wait staff attentive, food timely and atmosphere was relaxing. It was a nice day to dine outside, nice shaded area too.

Great service! They remembered me from when I visited in January. Awesome food and heavenly pancakes. My go to spot everytime I'm in town.

This place was probably the worst meal in a restaurant I’ve ever had. Do not waste your time or money. Burgers are pretty difficult to screw up, but they did. The beef patty was frozen and preformed from a food service. Buns were stale. Lettuce not fresh and soggy. Wife had the chicken fried steak that was over cooked and dry, hash browns that looked and tasted like they had been on the grill all day, and their “biscuits” were burnt English muffins with canned gravy. So gross. The only reason we went there is because we like Leah Remini ( her husband and step-father co-own it), but who the hell cares. Only glad I didn’t get food poisoning from the bad lettuce on he burger. STAY AWAY AND SAVE YOUR MONEY! 👎🏿
